100_3858Buying a new home is confusing for everyone but a first time buyer is even more confused.  Here are six tips that will help everyone with their home purchase, whether you have bought 20 homes or this is your first one.

Determine Your Needs

What are you looking for in your new home.  In Naples Florida we have golf courses, tennis courts, family lifestyles, beachfront properties and quiet communities with beautiful landscaping and swimming pools.  What does your lifestyle require your new home to be close to?

What size home do you need?  Are you upsizing because of a growing family or downsizing because the family is now gone.

What style of home do you prefer?  Are stairs getting difficult for you now?  Would a one floor plan be a better fit?

Consider The Cost Of Homeownership

It is important to consider the costs associated with homeownership before you go out to look at homes.  You need to make sure that your monthly budget includes all the additional expenses that go along with home ownership.

Do You Want A New Home Or A Resale?

There are benefits to both and it depends on your lifestyle.  Many of my buyers buying second homes in Naples do not have the time to pick out all the items needed in a new house and then buy all new furniture.  They prefer to buy a fully furnished resale so they can come to closing and go straight to their new home and start enjoying the Naples lifestyle without worrying about shopping.  Others love to choose the colors and features they will live with for many years to come in their second home.

What Is The Best Location For You?

You may want a golf course community that is close to the beach but when you look at prices realistically you can’t have both.  Which is most important and which will you use the most?  It is important to narrow down your choices to the things that matter to you and your family not what everyone else is buying.

Make Sure You Have A Home Inspection

I make sure my buyers have the names of two inspection companies that I work with and trust.  You want to be sure that there are no hidden surprises when you close on your new home and start living there.  The worst thing is if the air conditioning breaks down the first night!  Avoid these mishaps by getting a good home inspection.

Finalize The Purchase

Make sure you understand what is happening with the closing. Many buyers prefer to have the closing paperwork sent to them and close with what we call a “mail away” close.  This is fine and makes life easier if you can’t make it down here but make sure you understand the papers you are signing.
