10 Deadly Mistakes Buyers Make When Purchasing A Home

1.  Choosing a Realtor who is not committed to forming a strong business relationship with you.

Avoid it by choosing a professional who is dedicated to serving your needs – before, during and after the sale.

2.  Making an offer on a home without being pre-qualified.

Avoid it by talking with a mortgage banker before you start looking.  Their questions on income, debit and other factors will help you determine price range that you can afford.

3.  Not knowing the total costs involved.

Avoid it by asking your Realtor and mortgage banker for an estimate of closing costs.  Title insurance and title company fees should be considered.  Pre-pay responsibilities such as homeowners association fees and insurance must be taken into account.  Remember to review your closing statement prior to closing.

4.  Limiting your search to open houses, ads or the internet.

Avoid it by contacting a Realtor to help with your search.  They have up to date information that is unavailable to the general public and they are the best resource to help you find the home you want.

Avoid it by being open to possibilities.  New properties arrive on the market daily.  Ask your Realtor for a the comparable properties in the area and compare similar properties that have recently sold or are for sale.

6.  Not considering long term needs.

Avoid it by thinking ahead.  Will your home suit your needs in 3-5 years from now?  How about 5-10 years?

7.  Not following through on due diligence.

Avoid it by making a list of concerns you have.  Issues such as crime rates, schools, power lines, neighbors, environmental conditions are all important considerations.  Get your information before writing an offer.

8.  Not having a home inspection

Avoid it by making sure a qualified home inspector does a home inspection to find any issues that you did not notice during your visit.

9.  Not examining insurance issues.

Avoid it by purchasing adequate insurance.  Advice from an insurance agent can provide you with answers to any concerns you have.

10.  Not purchasing a home protection plan.

Avoid it by checking with your Realtor on plans they recommend.  This is essentially a mini insurance policy that usually lasts one year from the date of sale.  It usually covers basic repairs you may encounter and can be purchased for a nominal fee.
